The Challenge
The site sat at a dense intersection with strict height, zoning, and daylight-access regulations, all while Ashcombe wanted a design bold enough to stand out on the skyline.
Early feasibility studies revealed that a conventional tower footprint would fail to meet both the client's ambition and local planning constraints. We needed a structural form that satisfied regulatory limits while still delivering a distinct architectural identity, without inflating cost or construction time.


The solution
Our team developed a tapered massing strategy, narrowing the tower's profile as it rises to preserve sightlines and daylight access for neighboring buildings, while creating a striking, faceted silhouette that became the project's signature.
Inside, we carried the same logic through the interiors, open, light-filled floor plates on the lower levels for retail and communal space, transitioning to more refined, private layouts in the upper office floors. The result is a building that reads as a single continuous idea from exterior form to interior detail, delivered on time and within Ashcombe's original budget.
